Specification

  • 1. STRUCTURE
    Necessary soil test shall be done
    Foundation shall be designed for Seismic Zone III
    RCC frame structure shall be with appropriate RCC columns, RCC beams and slabs
    Structure Design shall conform to BIS456 specification.

    2. CIVIL WORK
    Depth of Earth work excavation for foundations shall be in accordance with the Structural Design and detailed drawing provided by the Project Consultant
    Laying of P.C.C.: Foundation and Flooring - 1:4:8 as per the design provided by the Structural Consultant
    Height from the Road level:-
    Formed ground level – Depending on site condition shall range between 1’ 0” to 2’ 0”
    Car parking level – Depending on the site condition shall range between 1’ 6” to 2’ 6”
    External and Internal Walls shall be 6” Fly ash Blocks
    Lintels – As per the detailed drawings and specifications provided by the Project Architect and Structural Consultant.
    Sunshade Projections – shall range between 1’0” to 2’ 0” as per the design and specification provided by the Project Architect
    Surface Plastering for RCC Works with Cement Mortar (CM) 1:3
    Inner and Outer Plastering shall be with a minimum of ¾” thick finishes
    Water proofing shall be done for all the sunken slabs in the toilets, under-ground sumps and Overhead tank.

    3. PEST CONTROL:-
    Anti Termite Treatment (Crow bar injection at every one foot intervals) shall be carried out at two stages:-
    After basement filling before P.C.C. Flooring
    After Formed Ground Level

    4. FLOORING AND TILING :-
    LIVING, DINING AND ALL BEDROOMS:
    Supply and laying of Imported marble flooring or equivalent in the living/dining/ all bedrooms @ Rs. 310 /- per sft
    KITCHEN, UTILITY, SIT OUT AND TOILETS:-
    Floors:- Superior Vitrified Ceramic tiles in the Kitchen & Utility @ Rs. 100/- per sft (tile cost); Anti-skid Vitrified Ceramic Tiles in the Sitout & Toilets @ Rs. 90/- per sft (tile cost) - 10 mm thick shall be laid over mortar bed in CM (1:5)
    Walls:-
    Dadoing of Glazed tiles @ Rs. 90/- per sft (tile cost) – 1’ x 2’ 10mm thick shall be laid over mortar bed in CM (1:5)
    Toilets shall be provided with wall tiles to a height of 7’ 0”
    Kitchen shall be provided with wall tiles above the counter to a height of 2’ 0”
    Counter tops:- Kitchen and Toilets shall be provided with Black Granite Slab - Black or equivalent @ Rs. 120/- per sft (Material cost)
    Terrace:-
    Weathering course in Lime Surkhi Concrete of average 10 cm thickness over roof slab shall be done
    Weathering course tiles over water-proof compound mix in 1:3 mortar (Pressed clay tile) of size 9” x 9” with necessary slope over Surkhi with pointing water proof grouting material shall be provided
    Car Parking areas:-
    Ultra tile or equivalent (Basic cost of Rs. 40/- per sft) shall be provided over cement mortar bed and PCC layer.
    Driveway and Landscape areas:-
    Interlocking paving blocks flooring over compacted sand bed of 3” shall be provided.

    5. JOINERY WORK:-
    The Joinery work at site shall be executed as per the design and specification of the Project Architect. The General provisions are listed below:-
    MAIN DOOR:
    Frame – Teak or equivalent– 5” x 3”
    Shutters – 1 ¼” thick frames and planks
    Panel Doors shall be provided
    Fittings – Stainless steel
    Hinges – 4 Nos. of 6” for the shutters
    Tower bolts – 8” at top and 6” at bottom for shutters
    Manual door stopper shall be provided
    Locks – Godrej or equivalent
    BEDROOMS & KITCHEN
    Frame –Teak or equivalent – 4” x 2 ½ ”
    Shutters – 32mm thick Veneer finish flush door with Varnish
    Fittings – Stainless steel
    Hinges – 4 Nos. of 6” for the shutters
    Tower bolts – 8” at top and 6” at bottom for shutters
    Manual door stopper shall be provided
    Locks – Godrej or equivalent
    SITOUTS & TOILETS
    Water proof Flush doors with Duco Enamel Paint finish
    Hinges – 4 Nos.
    Handle without lock plus child latch on both sides shall be provided for the toilet doors
    Manual door stopper shall be provided
    WINDOWS:
    UPVC windows
    Grills shall be provided with ½” x ½” square rods
    BALCONY AND STAIRCASE:
    Handrails to a height of 3’ 0” with MS grills and MS pipe topping shall be provided.
    All exposed grills shall be painted as per the design and specification of the Project Architect

    6. PAINTING WORK:
    External Walls :- Two coats of Exterior weather coat paint (Asian/Nippon or equivalent) over one coat or primer
    Internal Walls and Ceiling areas: - Two coats of Emulsion paint (Asian/Nippon or equivalent) over two coats of Altec putty and one coat of primer.
    Doors and windows: - Two coats of Enamel paint (Asian/Nippon or equivalent) over one coat of putty.
    Design Texture Paint shall be done as per the design and specification of the Project Architect wherever necessary

    7. ELECTRICAL WORK
    Specifications:-
    Concealed Boxes and Metal Boxes – Anchor/Litaski/ Philips or equivalent
    Wires – Anchor/Finolex ISI or equivalent
    Domestic Range Distribution Board – Standard or equivalent with door
    MCBs & Isolators – Havells/Legrand or equivalent
    Rotary Switch – L&T or equivalent
    Modular Switches – Anchor or equivalent
    Fan regulator –Step Switch type
    AC Box – Havells or equivalent
    Main Switch Gear – Havells/GEC or equivalent
    Fuse unit – Standard or equivalent
    Fan hooks – GI or equivalent
    Telephone and Television Points – As directed by the Project’s Electrical Consultant
    AC and Water Heater points – As directed by the Project’s Electrical Consultant
    Electrical Points:-
    The table is tentative and the exact points shall be in accordance with the design and specification provided by the Project Consultant
    Concealed telephone, TV Sockets & conduits in living room and bed rooms shall be provided
    Civil and Electrical work relating to AC ducting in the apartments shall be undertaken at an estimated additional cost of Rs. 25,000/- per air conditioner.

    All structural designs and specifications shall be as per the Builder’s approval of the design and specification of the respective consultants (Architect, Electrical, Structural and Plumbing) appointed for the Project.
